In the heart of the city, just a 5-minute walk from Princes Street and the Royal Mile, the hotel is conveniently located within walking distance of Edinburgh’s many tourist attractions and the city’s main business districts.
Fully refurbished, each of the private hotel rooms now boasts an LCD TV with built-in Freeview, tea/coffee making facilities and a brand new modern en suite bathroom. With stylish contemporary décor and crisp white cotton sheets, the rooms are attractive, modern and comfortable.

Hotel Description
At the end of May 2008, the hotel completed its comprehensive refurbishment which included all of the hotel’s 10 rooms, the bar area, foyer, self-catering kitchen and lounge, featuring free internet access. The hotel’s old style high ceilings and bay windows marry perfectly with the modern clean line furnishings and warm plum and chocolate décor.
Room Descriptions
The newly-refurbished rooms have been decorated in colors such as rich warm chocolate browns, creams and whites. Furnished with plush new carpets and crisp cotton bed linen, the rooms are stylish and comfortable.
Each private hotel room is well-equipped, with all the modern comforts and facilities you need in a restful, relaxing base, including brand new modern en suite bathrooms and plasma flat-screen TVs.
Our new 8 and 10-bed rooms have basic facilities and cater to those seeking rooms for group bookings or larger family rooms.
Location
As its name suggests, the hotel is situated in the cosmopolitan West End of beautiful Edinburgh. Princes Street is just a 5-minute walk away, as is the Royal Mile, famous for its quirky lanes and great pubs. George Street is a great area for cocktail lounges and nightclubs, and is also just a short walk from the hotel.
Travel
By Air:
The hotel is approximately 10 km from Edinburgh Airport. Taxis are readily available from just outside the airport or you can take advantage of the hotel’s excellent public transport links. The bus ride from the airport to the hotel takes about 20 minutes.
By Bus:
There is a bus stop right in front of the hotel and buses run every 10 minutes.
By Train:
Haymarket railway station is just a short walk from the hotel.
Policies
Cancellation Policy (Exclusions):
Please note that different cancellations policies apply for bookings made for certain periods. During the periods specified below (inclusive of the start and end dates), cancellations must be made at least 2 weeks before the date of arrival. In the event of a no-show, alteration or later cancellation in breach of this policy, the hotel will charge an amount equivalent to 100% of the total cost of the booking as cancellation or no-show charge.

Group Bookings
Please note that if you are a group of 8 or more people you will be asked to pay the remaining balance as a group (not individually) and leave a £25.00 security bond per person on arrival. This bond will be returned on departure once the room/s have been checked by a staff member. Please note that you should allow time for your room to be checked on departure as this can take up to 15 minutes, if you fail to leave time for your room/s to be inspected bonds will not be returned. If we require any damages to be inspected by the owner, bonds will be kept and returned to you at a later date once a price has been determined for the damage. Disturbing other residents will also result in a penalty charge, the amount will be determined on a case by case basis. Upon arrival at the hotel your group will be asked to read through an introduction letter which lists damages and penalty charges as a guide only, the hotel reserves the right to change these at any time with out warning.

All children are welcome.
All children under 3 years stay free of charge when using existing bedding.
All children under 2 years stay free of charge for cots.
There is no capacity for extra beds in the room.
Maximum capacity of baby cots in a room is 1.
Guests may be asked to settle 50% of their account one month prior to arrival when booked into the hotel on the following dates:
