Liked: Reallt close to Florence's downtown, really clean and well organized, huge rooms and bathrooms.

Disliked: Neighborhood a little bit noisy, too close to a main street.

Liked: Spacious room. Rather central location.

Disliked: WIFI was intermittent/ non-existent in the room. Kitchen was not accessible at all other than during breakfast (which was separately charged). Laundry service was not forthcoming.

Liked: The room we stayed in was very nicely decorated and gave a homely feel. The staff were very pleasant and helpful.

Disliked: The directions to the hostel given on the website was not accurate. The first part involving piazza della stazione was very confusing, and the hostel was located on the right side as you walked down via dei fossi instead of the left. To get to the hostel from Firenze SMN: Upon exiting the station, turn right. You will see a roundabout (piazza della stazione) and a church. Cross the roundabout and take the small road that is on the left of the church (via degli avelli). You will then reach piazza di santa maria novella, where you can see the front of the church (good chance to take a few photos). keep walking straight, and you should see hotel HR on your left. Keep walking straight onto the road that is to the right of this hotel, whihc will lead to via dei fossi. keep walking straight, and nearing the end of via dei fossi you will see franz house on the right.

Liked: My sister and I shared the private double (w/ ensuite bathroom) for a few nights while in Florence. When we arrived, we were told there was something wrong with our bathroom and we couldn't stay there until it was fixed. The staff made sure we were well taken care of, and walked with us just a few steps away to a hotel around the corner. We were not asked to pay anything to anyone until we were back in our reserved room at Franz House (our bathroom worked just fine). So nice! And I guarantee for those wanting to travel cheaply you will not find a cheaper, more filling breakfast anywhere else in Florence. Easy to come and go as you please (important to my sister and I, ages 20 and 23) and not a far walk from all the sights.

Disliked: Nothing! Franz House is wonderful.

Liked: We loved staying at Franza House! It was in a great location, close to eveything we wanted to see and do. Our room was pristine, very clean and comfortable. Would definitely come back and stay here. And delicious breakfast made by our kind and beautiful hostess :)

Disliked: Alexandra left no negative feedback.

Liked: The location is great. It is very clean. If you are traveling alone or are looking for a place that is quiet, this is a good place to stay.

Disliked: Franz House is located on the 2nd floor of a building surrounded by other private residences. We had to be very quiet. Don't stay here if you are traveling with a group.

Liked: I was comfortable, located close to the train station which was perfect for us since we had to catch an early 6am train at the end of our stay. The hostel es cosy and confortable, with a good heating for the cold winters, and a helpful staff. The place is small and quiet.

Disliked: It has no common room and you can't use the kitchen facilities, which was ok for us since we were not looking forward to making new friends; but this may be discouraging for people travelling alone and in need of company.

Liked: Nice place to stay - in city center, clean, helpful staff. The breakfast was super value for the money. It has everything you can expect from nice hostel.

Disliked: Noise from outside - they have special windows to minimalize it but if you are sensitive about it you can still have problem. But we slept well all nigt :)

Liked: The location of Franz House next to the Arno is great for access to the Ponte Vecchio and all other sights are within easy walking distance. Santa Maria Novella train station is also easily and directly accessible on foot. It is clean and the breakfast offered is cheap at 2.50 euro. Based on our other accommodation experiences in Italy, it was good value for money. It does not house many, so if you are looking somewhere not buzzing with other travellers it is great.

Disliked: Our room was next to the kitchen and when it was being used by the owners it could be a bit noisy as they have a young child. As it was in town the traffic noise was noticeable if you are not used to it or are a light sleeper. Otherwise, it was great!

Liked: The host and hostess were so lovely, full of information and very helpful. It was such a lovely way to arrive in Firenze and to be greated by this beautiful young family. The room was small but perfect for me...the location was right near the water, and only a stones throw to Ponte Vecchio. It was easy enough to walk all over town, as every thing is within easy walking distance. As a solo female traveller, I felt very safe walking around here, and also the building required key to enter and exit which was great for security. I would definately recommend franz House, and I will definately return here when I come back to Firenze.

Disliked: Nothing to dislike. Thank you for your hospittality

Liked: It was one of the best places we've stayed in during our trip in Italy. Take the breakfast! Definitely not the typical Italian croissant and cappuccino! You'll have more than you can eat. Great and friendly staff, very relaxed atmosphere. The B&B is really close to the railway station and really close to about everything in Florence. If we go back to Florence, we'll stay here again! Great place!

Liked: Very charming, cute and clean. Great location. A little hard to find initially but we could walk everywhere and it was right across the bridge from the best gelato we found in Italy! Staff was very nice and helpful with directions and recommendations. Our room had its own shower and toilet. Windows in the bathroom and bedroom can be closed to quiet city noise. Free internet. They came in and made our bed during the day while we were out. A bit of a surprise, but it was nice. Breakfast was 2.50 and included homemade scrambled eggs. Comfy bed! We liked it so much we immediately booked a second night. Would definitely stay again!

Liked: Friendly hosts who gave a warm welcome and recommendations on where to eat and shop from a local's insight. Brilliant location just a few blocks from the train station (ten minutes walk) yet right beside the Arno River so also just a few blocks from Ponte Vecchio, the Uffizi and Piazza Signoria - ideal as a base and excellent value for the price.
